A development permit gives you permission to use or develop land for a specific purpose. It’s about where and how you’re using the land—not how you build something. It makes sure your project follows the Zoning Bylaw (e.g., use of land, setbacks, height, etc.).
A building permit is different—it ensures that your construction or renovation project meets building code standards for safety and structure. It’s about the how of building—materials, methods, fire safety, accessibility, etc.
Think of it like this:
Development Permit = “Can I build this here?”
Building Permit = “Am I building it safely and legally?”
You’ll likely need both a development and a building permit if you’re:
Building a new structure
Renovating a home or business (especially if you’re changing its use or layout)
Moving or demolishing a structure
Adding an accessory building like a garage or shed (depending on size and location)
Not sure? Contact our Planning & Development Team – we’re happy to help.
