Development & Building Permit

What is a Development Permit?

A development permit gives you permission to use or develop land for a specific purpose. It’s about where and how you’re using the land—not how you build something. It makes sure your project follows the Zoning Bylaw (e.g., use of land, setbacks, height, etc.).

What is a Building Permit?

A building permit is different—it ensures that your construction or renovation project meets building code standards for safety and structure. It’s about the how of building—materials, methods, fire safety, accessibility, etc.

Think of it like this:

Development Permit = “Can I build this here?”
Building Permit = “Am I building it safely and legally?”

When do I need these permits?

You’ll likely need both a development and a building permit if you’re:

  • Building a new structure

  • Renovating a home or business (especially if you’re changing its use or layout)

  • Moving or demolishing a structure

  • Adding an accessory building like a garage or shed (depending on size and location)
